McCormick Ranch 

As the city of Scottsdale has grown dramatically over the past 20 years, one area that has remained constant and highly desirable is McCormick Ranch. Located E-W between Scottsdale Road and Pima and N-S between Indian Bend and Shea, McCormick Ranch is a wonderfully diverse assortment of neighborhoods (over 60 separate subdivisions) and commercial conveniences.  

Single family home prices range today from an entry point of approximately $400,000 up to nearly 1.5 million. The neighborhoods are diverse and offer a huge range of choices to suit almost any lifestyle. Because of the excellent location in Scottsdale and because of the easy access to the 101 Loop, McCormick Ranch values have remained solid and should continue to do so. 

Beautiful Lakes and Pedestrian Walkways are features that were incorporated in the original design of the Ranch subdivisions. The Ranch (as residents refer to it) was actually Arizona's first Master Planned Community and one of the first in the United States. It has retained a wonderful neighborhood feel for the almost 40 years it has been in existence and still draws great interest from prospective Arizona-bound home buyers. 

Home values in McCormick Ranch have historically remained solid and should continue to do so. There is almost no vacant land available for development in Scottsdale so existing, mature developments will continue to attract new residents.  

The location of McCormick Ranch is enormously appealing as the construction of the 101 Loop has opened up easy access north and south and provides a quick route to the Phoenix downtown sports venues (Chase Field and America West Arena). Additionally, the new Cardinals Stadium and the Coyote's hockey arena in Glendale can be easily accessed by hopping on the nearby 101 Loop and following the Loop around to the West side.

Paradise Valley 

Paradise Valley is one of the most interesting and unique towns in the United States. Self-governed by a town council and mayor comprising local P.V. residents, the town is committed to providing residents with a very special lifestyle. 

The town's zoning is almost completely residential, mandating 1 acre or larger parcels. The only exception to this basic zoning is evidenced by the presence of a number of top rated resorts that are both great local amenities and a significant source of tax revenue for the town. 

Paradise Valley contains more than 6,000 homes and is in a constant state of upgrading. Over the past 10 years, many of the older, single story homes, built in the 60's and 70's have been acquired and bulldozed for the purpose of erecting some truly spectacular residences. All new construction must be approved by the town so there is an enforced degree of quality and appropriateness in all new projects. The town continues to attract buyers from all over the world and promises to remain a high standard of living for many, many years to come. Values continue to grow. 

Coming soon to Paradise Valley will be a complete redevelopment of the old La Posada Hotel site (corner of Lincoln Road and Tatum Blvd.), transforming into Montelucia Resort, a mixed use redevelopment featuring an upscale resort and spa as well as some very exclusive private residences. Also on the horizon is the redevelopment of Marriott's Mountain Shadows Resort which was sold last year to the same developer who is creating Montelucia. Finally, the Ritz Carlton Hotel Company is planning to redevelop the site at the northwest corner of Lincoln Road and Scottsdale Road into a magnificent resort, featuring additional retail and residential elements.

Most home purchase agreements have clauses that deal with termites. After the agreement is ratified, a termite inspection is arranged. Before the closing can occur, the sellers must be able to produce papers signed by a licensed exterminator stating that the house is free of infestation and that any termite damage has been repaired.

Before you sign an agreement to buy or sell a home, you should read the termite clause and be sure that you understand it. Who selects the exterminator and pays for the inspection? If bugs are found, who pays for the treatment? Are the sellers obligated to repair any damage and have they placed a limit of the dollar amount they will spend on those repairs? If treatment is required, the buyers may want a chance to discuss the options with the pest control company, especially if someone in the family is sensitive to the chemicals used to control the termites. Ask about the exterminator's guarantees or service contract options.
